A Method for Safer Renting
A checklist, not a guarantee
No method can guarantee that a property or a landlord is legitimate. What a checklist can do is slow you down at the moments when pressure is highest, so you can collect evidence and ask better questions. Use it as a routine, not a promise.
Ask for written inclusions
Get the inclusions in writing: what is covered, what is not, and who pays for utilities, heating, and internet. Written terms let you compare offers on the same basis and reduce later disputes. Keep a copy for your own records.

Attend the viewing
View the actual unit you would rent, not a similar one, and note its condition and address. Photograph what you see, with dates. If you cannot view it in person, be cautious about paying a deposit in advance.
Verify the provider
Confirm who the property manager or landlord is and how they can be reached through official channels. A quick independent check of the name and address is more useful than trusting a message thread. Walk away if the story does not add up.
Keep payment evidence
Pay in a traceable way where possible and keep receipts, confirmations, and a record of what each payment covers. Evidence of deposits and rent protects you if a dispute arises later. Never hand over cash without any written confirmation.
Check your province's rules
Deposit limits, receipt rules, and payment procedures are set provincially and are not the same across Canada. Do not assume one province's rule applies nationally. Ontario publishes a standard lease form, and Québec's TAL covers paying rent, so read the source that matches your province.
