Toronto rewards a fixed order of work: list the places you must reach every working day, agree the monthly money you can genuinely carry, then choose an address. Municipal newcomer resources connect you with settlement agencies covering housing, jobs, school and language support. Those referrals connect you with services, but they do not decide for you. Two or three fixed obligations usually remove most candidate addresses before you visit anything.
Shortlist by journey, not by reputation
Toronto transit is a set of actual trips, so test three: home to work, home to whichever school or daycare your household uses, and home to a grocery store you would genuinely revisit. Time each one at the hour you would truly travel. Fares changed in September 2026: most monthly passes ended on August 31 and monthly fare capping began, so a pass price copied from an older page is no longer a planning figure. Test the address before you sign
- Book viewings in daylight, then travel the same route home again.
- Ask who manages the property and confirm that person's identity in writing.
- Request inclusions in writing: heat, hydro, water, appliances, laundry, storage and parking.
- Confirm the payment method, ask for receipts and keep copies of everything you sign.

A workable first week
- Confirm your address and keep written tenancy details.
- Open a bank account using the identification your institution accepts; institutions set their own procedures and in-person attendance is sometimes required.
- If you do not already have a Social Insurance Number, check the official eligibility rules and document checker, then apply through Service Canada and protect it.
- Book one settlement-agency appointment instead of browsing ten websites.
- Walk your three core journeys on a weekday and note the real door-to-door time.

Read the family benchmark correctly
Statistics Canada's 2025 Market Basket Measure reports a modest basic-needs threshold for a reference family of two adults and two children. Geography is the metropolitan area, not the municipal boundary, and the values sit on a 2023 base in current dollars. It assesses need; it is never an advertised rent, a 2026 newcomer quote or a comfortable-living target.
Shelter in that framework already bundles rent, utilities, appliances and basic tenant insurance. That is why the imported calculator shows separate utilities at zero: included, not free. Replace every reference value with your own quotes and check that you are not paying twice for the same cost.

Build your own totals
Published components are annual amounts divided by twelve, so rounding can make your calculated sum differ slightly from the official threshold, and nothing here is extrapolated to a single person or a couple. Arrival travel, deposits, childcare and personal health needs are separate estimates. Start from your own income and expenses, then revisit every figure after your first full set of bills.
